As a Realtor there are always challenges regarding properties especially properties that are over 100 years old. There are many things to be aware of and one of them is proper title for the property and access to the property. Right of Ways that are from 100 years ago can be a mirky layer of paper work that is not well documented and these errors usually start with the government and file keeping. If proper title cannot be substantiated it can put doubt in the value of a property. This includes access to a property. This can definitely affect the value of a house also. As a dedicated Realtor I consider these possibilities when I am assessing a property. At the end of the day I am not a lawyer who is responsible for proper Title before a property is bought and sold but I think it’s important for a Realtor to raise any red flags regarding a property that might be suspect to Title issues.
