7 steps to downsizing without stress!
July 29, 2025 8:17 amDownsizing isn’t just about moving to a smaller place—it’s about simplifying your life, freeing up time and equity, and making a smart move for the future. After helping many clients through this transition, I’ve put together 7 clear steps to make the process smoother and less overwhelming.
Step 1: Get Clear on Your Why
Are you downsizing to reduce expenses? Simplify maintenance? Be closer to family? Knowing your motivation helps guide all your decisions—and keeps you focused when things feel emotional or uncertain.
Step 2: Know your numbers
Speak with your Financial Advisor to understand:
1. What your home is worth today
2. What your net proceeds could be
3. Your budget for the next home
Step 3: Understand market timing
Should you sell first or buy first? That depends on your risk comfort, financial situation, and where you want to move. As your Realtor I will walk you through your options, and help you make the right decision.
Step 4: Declutter early and often
Start sorting well before listing your property. Tackle one room at a time:
1. Keep only what you use, need, or love
2. Donate, gift, or sell the rest
3. Get help from family or a downsizing specialist if needed (I can recommend a decluttering specialist)
Step 5: Choose the "right" next home
This move is about your next chapter in life, not just square footage. Think about:
1. Lifestyle: Do you want walkability? A quieter pace?
2. Accessibility: Stairs, elevators, or ground-level living?
3. Ownership: Condo, bungalow, or an apartment rental?
Step 6: Work with a calm, experienced Realtor (me)
Downsizing involves emotions, logistics, and money. You want someone who’s experienced, someone who listens, explains clearly, and makes the process less stressful. That’s where I come in as your Realtor.
