10 Essential Truths Every First-Time Buyer Should Know

1R

Not all Realtors are the same

Realtors generally fall into two categories: transactional and relationship-based. Transactional agents are there to help with a single sale and move on but relationship-focused agents, like me, are here to help with the current sale and for the long run, supporting you through every move. My mission is to earn your trust and be your lifelong real estate agent.

Experience matters

A truly seasoned Realtor has weathered multiple market cycles (buyer’s, seller’s, and balanced). With over 70 home sales and hundreds of leases completed, My Realty experience helps you navigate any market with confidence.

Going alone comes with risks

Ontario now allows buyers to act as a Self-Represented Party (SRP): meaning no Realtor, just you. While it might sound empowering, there are serious risks if you’re not deeply familiar with real estate. I’m happy to chat about the pros and cons—no pressure, just honest advice.

Know your budget before you start

Before you start browsing listings, make sure you have your down payment ready and your mortgage pre-approval in hand. I help first-time buyers get financially organized so they shop with clarity and avoid heartbreak.

A great Mortgage Broker can save you thousands

Mortgage Brokers shop your mortgage across multiple lenders, securing better rates than your bank and consistently save my clients thousands. I work with top-tier brokers and their services are free.

7R

Price estimation apps are not reliable

Online tools are no substitute for an experienced Realtor. Algorithms don’t understand neighbourhood dynamics or market shifts. As a full-time Realtor, I provide accurate, real-world property valuations based on real-time data.

Fiduciary Duty: Your Realtor has a legal responsibility to you

Signing a Buyer Representation Agreement is how you hire a Realtor. Your Realtor is legally obligated to act in your best interest. I take that responsibility seriously and at any time you are not satisfied with my services I will release you from the Buyers Representation Agreement.

Location comes first

Before falling in love with a home, first fall in love with the neighbourhood. The right community shapes your lifestyle, commute, and long-term happiness. I help my clients find not just the right home, but the right neighbourhood to call home.

Real Estate builds wealth

A home is more than a home, it’s a long-term investment. A home typically appreciates over time and plays a key role in building wealth and retirement planning. I have helped many clients build Realty wealth and securing their financial future.
