Should I Use a Mortgage Broker?
August 3, 2026 3:56 pmWorking with a Mortgage Broker Can Save You Time, Money, and Stress
Before you start viewing homes or making offers, it’s important to understand exactly what you can afford. While many buyers automatically visit their bank, there’s another option that’s often overlooked—a mortgage broker.
A mortgage broker works on your behalf, comparing mortgage products from a wide range of lenders to help you find the mortgage that’s best suited to your financial situation. Rather than shopping around yourself, your broker does the legwork for you.
For many buyers, especially first-time buyers, this can save both time and money.
What Does a Mortgage Broker Do?
Think of a mortgage broker as your personal mortgage advisor.
Instead of representing one bank, they have access to many lenders, including:
• Major Canadian banks
• Credit unions
• Trust companies
• Monoline mortgage lenders
• Alternative lenders (when appropriate)
Their job is to compare mortgage options and recommend the one that best fits your needs—not simply the products offered by one financial institution.
Why Not Just Go to Your Bank?
There’s absolutely nothing wrong with working directly with your bank. However, your bank can only offer its own mortgage products.
A mortgage broker, on the other hand, can often compare dozens of different mortgage options and interest rates from multiple lenders.
Sometimes your bank will still offer the best solution. Sometimes another lender will. The advantage is having someone compare them for you.
Does It Cost Anything?
In most traditional residential purchases, the lender pays the mortgage broker’s commission. That means there is typically no direct cost to you for using their services. There are some exceptions involving private or specialized lending, but your broker will explain any fees before moving forward.
Fixed or Variable Mortgage?
One of the biggest decisions you’ll make is choosing between a fixed-rate or variable-rate mortgage. Neither option is automatically better.
It depends on:
• Your financial goals
• Your comfort with changing interest rates
• How long you plan to own the property
• Your monthly budget
A good mortgage broker will walk you through the advantages and disadvantages of each option before you make your decision.
How Much Down Payment Do You Need?
The amount required depends on the purchase price of your home.
Generally speaking:
• 5-10% minimum on the first portion of many owner-occupied homes (subject to current lending rules)
• Higher purchase prices require larger minimum down payments
• Some properties require a minimum 20% down payment
Your mortgage professional can explain exactly what applies to your situation.
Should You Use a Mortgage Broker?
There isn’t one right answer.
Some buyers prefer working with their bank because they’ve built a relationship over many years.
Others like having an independent mortgage professional compare lenders on their behalf.
The important thing is making an informed decision.
Personally, I encourage my clients to speak with both their bank and a trusted mortgage broker. Comparing options gives you confidence that you’re choosing the mortgage that’s right for you.
Benefits of Using a Mortgage Broker
Access to More Lenders
Mortgage brokers work with numerous lenders, giving you access to a wider range of mortgage products and interest rates than you would receive by visiting one bank.
Competitive Interest Rates
Because brokers work with multiple lenders, they can often negotiate very competitive mortgage rates. Even a small reduction in your interest rate could save you thousands of dollars over the life of your mortgage.
Expert Advice
Buying your first home comes with lots of questions. How much should you put down? Should you choose a fixed or variable mortgage? How long should your mortgage term be? A mortgage broker can explain your options in plain English so you can make informed decisions.
Saves You Time
Instead of scheduling appointments with several different banks, a mortgage broker gathers your financial information once and shops around on your behalf. This means less paperwork, fewer appointments, and more time focusing on finding your new home.
Mortgage Pre-Approval
One of the biggest advantages is obtaining a mortgage pre-approval before you begin house hunting.
A pre-approval helps you:
• Understand your budget
• Lock in an interest rate (for a limited period)
• Strengthen your negotiating position
• Shop with confidence
Sellers often feel more comfortable accepting offers from buyers who already have financing in place.
Government Programs That Can Help
Many first-time buyers qualify for valuable government programs that reduce the cost of home ownership.
These may include:
• First Home Savings Account (FHSA)
• Home Buyers’ Plan (HBP)
• Ontario Land Transfer Tax Rebate
• Toronto Land Transfer Tax Rebate
• First-Time Home Buyers’ Tax Credit
Understanding these programs could save you thousands of dollars.
My Recommendation
Over the years, I’ve worked with many excellent mortgage professionals who have helped my clients secure competitive financing and navigate the mortgage process with confidence.
If you don’t already have someone you trust, I’d be happy to introduce you to a mortgage broker who will take the time to understand your goals, explain your options clearly, and help you make an informed decision.
Don’t wait until you’ve found your dream home to speak with a mortgage professional.
Getting pre-approved before you start shopping gives you a clear budget, strengthens your negotiating position, and allows you to act quickly when the right property comes along. I work with the best Mortgage Broker’s in the business and I am happy to introduce you.
